Homeowners can purchase extended coverage that will pay for damage and repairs to those items. Most warranty companies offer multiple policies and levels of coverage. Many people add extra coverage that protects items usually not covered by these programs, including central vacuuming systems, swimming pools, wells and home spas. On 5/26/2018, I opened a claim for our washer which was starting to fail. They sent a repair guy to confirm the issue a few days later and collect the $100 deductible. A week after that, HWA informed me that I could either opt for a cash payout or order a replacement washer. I opted for the replacement washer. It is now 6/11/2018, and we are still waiting for our replacement washer. I called HWA's claims department and was informed that the manufacturer of our washer GE would be contacting us for a delivery date by 6/21/2018. Really?We have to wait an entire month to have our washer replaced?Crappy, slow service. Lowe's is right across the street.

The only time I would recommend a home warranty is when you buy a home and the seller pays for it, maybe you can have one expensive repair taken care of in that first year, but don't expect them to replace anything or be timely about it. And expect to be on hold for 20 to 60 minutes on the phone every time you talk to them. As a Realtor I have been in the habit of buying these policies for my buyer clients. I have mixed feelings about these. The companies are known to deny claims however I have almost always been able to intervene to make sure they fix the broken item. A call to their regional representative, and a threat to stop buying policies if they don't fix the appliance, gives me some leverage because of the thousands I spend on these every year.
